Vanuatu Leasehold Land
Most land purchased in Vanuatu is leasehold. When a property is registered, it is registered as a leasehold title.
Foreigners are permitted to purchase leasehold property in Vanuatu. Under immigration regulations, purchasing land above a certain value entitles the buyer to apply for a residency permit, which allows you to live in Vanuatu permanently and come and go as you wish.
Leasing Terms and Agreements
The Vanuatu Constitution sets the maximum term for leasing local land at 75 years. Almost all new leases are registered for this 75-year period, including strata title leaseholds.
When you buy an existing lease, you purchase the remaining term of that leasehold. A lease renewal can be negotiated at any time on terms suitable to both lessee and lessor. We have assisted with this process many times without difficulty.
